Nearly one third of South Carolinians are cost burdened by their homes, meaning they spend over 30% of their income on housing costs. Low to moderate-income residents in the coastal region of the state are particularly vulnerable to the shortage of affordable housing. Residents or rural communities often find options especially limited because of the lack of multi-family construction projects in their areas. This is certainly the case on Johns Island, a rural island community in the Charleston metro area.


Art Brown Construction & Management sought financing for the purchase and renovation of a single family home in Johns Island. SCCLF sees the need for both new, multi-family construction and also improving existing options in established communities for the people already living there.  The renovation will turn the home into a duplex, creating two semi-detached units.


The Johns Island duplex will be rented to low income families on the island and create opportunities for employment during the renovation phase of the project. More options for affordable rentals will be available to a largely rural community.
